Challenge
An independent managing broker competing with portal sites that own the home search experience, and with franchise brokerages that outspend him. The brief was a site that keeps buyers searching on his own domain, earns seller trust with verifiable credentials and market data, and holds up to the MLS's display rules, which carry real fines and feed termination for violations.
Approach
We built a listing platform, not a brochure. A live MLS feed replicates into Postgres on a five-minute cycle, with photo storage, request pacing, and record-removal rules written to the letter of the MLS display agreement. Buyers search those listings with map clustering and filters, run payment scenarios through an affordability calculator, and browse dedicated guides for all fifteen towns in the corridor Nick serves. Market stats render only when marked verified against a named source, review themes publish without quotes until permission is on file, and every contact form stores the exact consent language a lead agreed to, versioned for TCPA compliance. Leads land in Follow Up Boss, the CRM the brokerage already runs on, tagged by source.
Outcome
A brokerage-grade platform on the broker's own domain. Buyers get portal-class search without leaving his site, sellers get a credibility case built on licensed, sourced, dated facts, and the MLS compliance that usually requires a vendor contract is built into the site itself. Every lead arrives in his existing pipeline with proof of consent attached.
